The four critical factors that determine the overall
productivity of real estate web sites (and ALL web sites).

1) Visibility
If nobody sees your web site, you won't get any business from it...I design my lead-generating real estate web sites in such a way, that they get hundreds (in some case thousands) of high rankings in the world's "Big Three" search engines - Google, Bing & Yahoo! - for high volumes of keyword search phrases related to the real estate business.
This is not something that the average "web developer" knows how to do at all, let alone how to do it prolifically, and there is no magic potion you can drink which will suddenly imbue you with the vast amount of patience, dedication, and knowledge it takes to do a proper job of what the ignorant refer to as "search engine optimization". (Talk about a vague term. As if three little words could sum that up. Don't get me started on that one. In addition to currently maintaining web sites which have over 10,000 Top Ten rankings in the Big Three search engines (yes, that's right, over 10,000...I don't count them anymore, it's probably more like 20,000), I also send traffic to those web sites, by putting up online advertisements, by hand, all over the Internet, at thousands of venues where I know how to GET free advertising for my various clients.
It all amounts to building what is in reality a huge spider web (why do you think it's called the World Wide WEB?). People want instant gratification on the Internet, and if your pages load slowly, I don't care how pretty it is, your potential customers will leave in a hurry and go elsewhere to get their needs met. The world is going wireless and wireless connections are terrible. You have to have pages that load quickly if you want to compete. Speed is either your ally or your enemy.
3) Utility
How easy is it for your online customers to access the most-frequently used portions of your site? Most people make the mistake of trying to cram every single link of their web site all around the borders of the home page, or at the very top of it. All this does is CONFUSE people. What do you do when you visit a web site and can't find what you are looking for within, on average, eight to 10 seconds... YOU LEAVE. You know you can find what you want at some other similarly themed site, so you go back to Google or wherever you started your search, and you do another search and you click on another site. If you confuse 'em, you'll lose 'em. It's a LAW. My basic lead-generating web sites offer about 10 simple options for my site visitors (10 different pages). And because I KNOW how to design web sites that please the search engines, I design my sites so that the actual page I WANT to show up in the search engines (in most cases), is LISTED when a search engine visitor visits my sites.

4) Compelling copy
Most web sites contain verbiage that looks as if a fourth-grader has written it. Now, this is a hotly debated topic, and it can go both ways. Since most people comprehend at the fourth-grade level, this might be a good thing. But regardless of the actual significance of the Dumbed Down Factor here, you want to have copy on your web pages that is clear, concise, and, most importantly, conducive to having your online prospects TAKE ACTION. You want a lead.You want more business. So show them, by having someone design your web site who knows what they are doing, that you get high rankings (something not every schmuck can do, obviously), and TELL them that you are qualified to handle their needs (I do that on my web sites, I focus on my clients' NICHE areas of specialization, and use copy and literary rhythm to drive points home), and then give them every reason in the world to contact you for more information.
I know things about generating real estate leads, and how to convince prospects to work with my real estate clients, that most people can't pronounce, I CAN get any agent, broker or office virtually unlimited leads (in a large city), and if you can't tell that what I'm saying here is true by now, then either I have done a terrible job of conveying it, or you are having problems concentrating (wink wink - maybe the kids are screaming?). Or perhaps we have some trust issues here. Which can be rectified by simply calling me up, saying "Hi", and then taking it nice and slow and discussing this until we both feel comfortable. Simple.
