When I first walked into Prudential real estate broker Graham Marden's office back in August of 2002, on a very warm, pleasant, sunny summer day, I had no idea what to expect. His real estate specialty was floating homes, and I had never HEARD of a floating home before. "If I haven't heard of it," I thought to myself, dementedly, as all of us tend to do - taking the limits of our own field of vision for the limits of the world - "well, if I haven't heard of it...then it must not be something that anybody ELSE has heard of, to a large degree, either."
Boy was I mistaken.
Which just goes to show you - anybody who thinks they know everything, is proving they don't.
Fast-forward eight years, and Graham Marden, of Prudential NW Properties in Beaverton, Oregon, is now one of the most highly successful floating home agents in the entire world. The floating homes web site which I originally designed, and continue to manage and upgrade, for him (one of eight different web sites that I have designed for Graham up to this point in time), gets over 1.5 million hits a year and is in the Top 1% nationally, in terms of total overall site traffic among privately owned (non-corporate) real estate web sites.
When I first met Graham, all he had online was a "standard" corporate web page (as all of my clients have, pretty much, in the beginning stages of our relationships, which is supplied by their real estate company), and he spent all of his advertising money on print media. After we sat and talked for 90 minutes, and I did my online presentation over the computer in his office, he understood a LOT more about the Internet and how I could help him grab a nice chunk of the Internet pie, than he had prior to our visit.
We talked over the terms or our deal and agreed to them. I handed him an invoice and he gave me a check, and I walked out into the late-summer Oregon heat, thinking to myself, "Wow, I wonder if I just took that guy's money. I hope I can get him some business. Is there a MARKET for that? I've never heard of floating homes..."
Well, yes, there is a market for floating homes. And Graham Marden dominates it in the Portland, Oregon, area these days.
The site I originally created for him has changed drastically over the last eight years - I've altered it, tweaked it, enlarged it, and completely redesigned it more times than I can remember...and I've steadily put up advertisements for it, by hand, all over the Internet, at thousands of online venues where I know how to get free advertising. Part of what I do involves search engine optimization (I hate that term - as if three little words could sum up such a vast framework of esoteric knowledge), and, as of this writing, the floating homes Web site I manage for Graham gets about 1.5 million hits a year. The site gets over 1200 visitors a month - just from Google. The biggest sender of traffic, is his own web site. So many people have bookmarked it, that the number one source of traffic to it, is repeat visitors.
The ramifications of having a monster web site like this one, are huge. A couple of years ago, an editor from the New York Times did a search at Google for floating homes in the Portland area. Up popped the site I manage for Graham, high in the rankings. The editor called Graham and asked if he could showcase a listing of his in an article he was writing about exotic homes. Do you think Graham said "no"? Graham routinely gets contacted by budding floating home developers all over the USA. He has had articles written about him in several newspapers, nationwide. Why? Because I made him HIGHLY VISIBLE on the Internet...
Below you see a custom artwork banner that the graphic designer I work with recently created for Graham Marden. These banners are way different than the typical bland Photoshopped banner ads you see on most real estate web sites. These banner ad TALK to you. They are created via a combination of photographs, and hand-painted artwork. When my graphic designer made this branded image for Graham, and also created a couple of animated banner ads for him, and after I uploaded all of those new images to Graham's site and did a slight alteration to the menu panels, which I thought (correctly) would increase Graham's "site stickiness" - Graham's site hits promptly TRIPLED. I am constantly changing, improving, and meticulously planning out, and scheming of, new ways to improve my web sites - and drive increasing waves of traffic to them. That's just one of the things that sets me apart. A typical "web site designer" makes you a really pretty web site, slaps you on the back, and says, "Good luck with that." And this is because he knows that the site owner will now have to ADVERTISE that site, if the site owner wants any business from it.
